1. Services
The accommodation is available only to the persons specified in the contract. Visitors may only be received with the landlord’s permission. The prices quoted are final prices and include all ancillary costs, unless otherwise stated in the contract or the booking confirmation.
2. Booking/Payment
2.1 Deposit
Upon receipt of your signed confirmation and a deposit of 25% of the total amount, you will receive a booking confirmation from the accommodation agency. Upon receipt of the booking confirmation, a binding accommodation contract comes into effect for both contracting parties.
2.2 Direct contract
In the case of direct contracts, a binding accommodation contract comes into effect following a telephone agreement.
2.3 Balance
Upon conclusion of a contract of accommodation, both contracting parties undertake to fulfil the contract, regardless of the duration for which the contract is concluded.
3. Rights and obligations arising from the contract of accommodation

3.2 The service provider is obliged to pay compensation to the guest if accommodation is not provided.
3.2.1 The guest is obliged to pay the agreed price, less any expenses saved by the service provider, if the contractual services are not used without prior cancellation.
3.2.2 Based on experience, these savings amount to 20 per cent of the accommodation price for overnight stays and 30 per cent of the board price for a bed-and-breakfast arrangement.
3.3 The accommodation agency, in conjunction with the service provider, is obliged to re-let any unoccupied accommodation wherever possible in order to avoid financial losses.
3.4 Until the accommodation is re-let, the guest must pay the amount calculated in accordance with clause 3.2.2 for the duration of the contract.
4. Arrival and Departure
4.1 Arrival and Key Handover
Unless otherwise agreed, guests are expected to arrive between 2.00 pm and 6.00 pm. From 6.00 pm onwards, the accommodation may be made available to other guests. However, if the keys are to be handed over by a caretaker or cleaning service, the time of arrival must be agreed by telephone with the relevant caretaker or cleaning service 2–3 days prior to arrival. 4.2 Departure
On the day of departure, guests must check out by 10.00 at the latest.
5. Cancellation
Depending on the date on which a cancellation is received, the following flat-rate charges will be applied – each as a percentage of the total cost of the booking. If you need to cancel a trip that has already been booked, you should, in your own interest, do so in writing to the accommodation agency. From the date of the deposit until the 31st day: 10%; until the 21st day: 20%; until the 11th day before arrival: 40%; thereafter: 50%. In the event of cancellation on the day of arrival, 80% of the accommodation costs will be charged. The date of the postmark shall be decisive for compliance with the deadlines. We recommend taking out travel cancellation insurance. The relevant forms will be provided with your booking confirmation. Cancellations must be addressed to the accommodation agency, not to the service provider. The accommodation agency charges a fee of €25.00 to cover its costs in the event of cancellation or rebooking. However, the cancellation terms remain unaffected in the case of rebookings.
6. Liability
As the accommodation agency merely acts as an intermediary for the respective accommodation providers, it is liable only for any errors on its part during the booking process; in all other cases, the respective service provider is directly liable.
7. Complaints/Obligation to Cooperate
In the event of a complaint, please contact the service provider first. If the matter is not resolved, please notify the accommodation agency immediately. A complaint must be made on site whilst you are still staying at the accommodation. Complaints made at a later date will not be accepted.
